Terms & Conditions of Holiday Tenancy
The payment of your deposit confirms that you have read and understood
all of the booking conditions below.
1. Accommodation
The premises are let to you for holiday purposes only for the period
stated in the confirmation letter. This property is rented on the basis
that it accommodates only up to a maximum of 4 adults and 1 child. Maximum number
of dogs staying at any one time is three (3), unless negotiated prior
to arrival with Plutos management.

Excessive Noise & Functions
Holiday accommodation services in Byron Bay are politically sensitive
at this point in time due to a lot of opposition from the local community.
This is because of the impact some holiday goers have on their immediate
neighbours with excess noise & excessive numbers of people staying
at any given property. Plutos is part of a voluntary group of holiday
lettings that only books limited numbers at any given time & tries
to ensure minimal impact on the immediate neighborhood by doing so.
Excessive noise and functions are not permitted as they cause disruptions
to the neighbors. A security company may be called to investigate complaints
of excessive noise or antisocial behavior incurring a charge for call
out. After one warning guests may be evicted.
No excess noise from radios, TV’s, voices etc to be made at
any time within the property or grounds. After 10pm no noise is to be
audible outside the property and if necessary doors and windows should
be closed to ensure this.
Plutos is not leased as a party venue and this means no large groups
of people (i.e. more than 4 adults) are to be hosted on the premises
for any type of social event. Should this occur then the lease will
be immediately terminated.
3. Deposit
A non refundable deposit of 50% of the total rent must be received
within 7 days of requesting to confirm a booking. The person effecting
the booking shall be deemed to have accepted the booking conditions
on behalf of all persons staying at Plutos during the booked period.
Payment methods available are either via cheque; money order or direct
deposit. Credit card facilities are not available.
4.
Final Payment
Final payment for accommodation at Plutos is due four weeks prior to
arrival. A Property Bond deposit of $500 is also to be paid four weeks
prior to arrival. If final payment & bond are not received by the
due date, Plutos reserves the right to cancel the booking without notice.
If the number of persons booked to share the property changes, Plutos
management must be notified immediately. If the numbers of persons staying
is different to what Plutos management have been informed, then the
booking will be cancelled.
5. Cancellation
Initial deposits paid is non refundable if the booking is cancelled.
Where a cancellation occurs and the final payment & bond has been
paid, a partial refund may occur depending on the timeframe of the booking
to the cancellation notice. All cancellations must be submitted in writing.
- Between 14 days and 28 days prior to arrival – 50% of final
rent payment will be reimbursed. Bond will be fully refunded
- Between 1- 13 days prior to arrival – no refund of final
rent payment will be reimbursed. Bond will be fully refunded
6. Pricing Policy
All prices are correct at time of publishing and are subject to change
7. Bond
A bond of $500.00 is held as security against any damage or undue
wear & tear. Inspection cannot take place until rental property
is fully vacated and checked by cleaners. All damages, breakages or
losses to the property, furniture or furnishings will be paid by the
tenant and must be reported to Plutos management immediately. The loss
of keys will attract a $25 replacement and $40.00 call out costs. Bonds
are refundable within 7 days of vacating property. Bonds will only be
refundable if:
- Security has not been called to the property due to a complaint
- The property is left clean & tidy, rubbish is dealt with appropriately
- The condition of the property is left as close as possible to the
condition it was in when you began your stay.
8. Security
If security is called to your property because of a complaint, you
may have to pay a $100.00 call out fee and you may be evicted for breeching
any of these terms & conditions.
9. General Rules Applicable to Accommodation
9.1 - The premises are available from 2.00 PM on the
day of arrival and are to be vacated no later than 10.00 AM on the day
of departure.
9.2 - The premises are to be left in a clean and tidy
condition & in a similar state to what they were on your arrival.
Failure to do so will incur a charge for extra cleaning which will be
deducted from your Property Bond. This will also include if the BBQ
is not left clean, an additional cleaning fee of $25.00 will apply.
Any excess garbage that does not fit into the council wheelie bin, must
be removed and disposed of appropriately, prior to departure. Failure
to do so, incurs an additional minimum cleaning charge of $50.00. and
maximum of $200.00.
9.3 - No responsibility is taken for tenant's personal
property left on the premises.
9.4 - No dogs are allowed on any furniture or bedding.
Dog owners are expected to provide bedding for their pets. Dog poo must
be disposed of appropriately prior to departure from property. Failure
to do so incurs an additional cleaning charge of $50.00. Dogs are only
allowed inside if they are clean & not destructive. Any damage caused
by the dog will be repaired at the cost of the tenant and will be deducted
from your bond. You are responsible for your dog and any damage to persons
or property that results from your dog’s behavior.
9.5 -The house is a non- smoking area. Smoking is allowed
on the back patio area or front verandah and garden areas.
9.6 - No household furniture, bedding or furnishings
are to be removed or relocated during your stay.
